The two most popular rooms for remodeling projects are the bathroom and the kitchen. The bathroom is a private refuge, and it is a room we visit regularly. However, the kitchen is where we spend the most time, and that doesn’t include the families who do homework and host visitors in the kitchen area. Here are a few tips for getting the kitchen you want without spending a fortune.
Affordable Fixes For Kitchen Renovation
Sometimes the problem is really a series of little annoyances that build up until we explode. The leaking faucet plus a noisy dishwasher bother you on a daily basis. And then the garbage disposal breaks and creates a massive mess. Before you decide to just rip it all out, focus on fixing what is broken. Replace the sink if it doesn’t have enough depth to wash dishes. Get those constantly stuck drawers repaired. Replace your peeling wall paper or clean the dirty walls before you decide to redo the whole room.
This list must include practical repairs to your appliances. For example, fix the dishwasher and its drainage issues that make you resent the pile of dirty dishes in the sink. However, if the repair cost is more than a third of the cost of a new appliance, replace the appliance. You’ll recoup the costs in energy savings in a couple of years.
Note that some things can’t be corrected for. For example, we need a short, clear path between the refrigerator, sink and cook top or oven. A poorly laid out kitchen that makes you walk around the kitchen island to get from A to B to C can’t be fixed with a new countertop. In these cases, you need to look at some sort of kitchen remodel in Tucson, Arizona.
We also mention fixing what is broken before you plan a kitchen remodel for economic reasons. No one wants to pay for a kitchen remodel and then have to cut through their new floors to fix leaking water pipes in the foundation. Nor do you want a plumber to cut into the sides of your new cabinets so they can rewire your kitchen for that new oven you ordered or fix the wastewater flow from your constantly backing up kitchen sink.
Your floors may not be noticed until someone spills something on it, but you are always walking on it. You’re probably cleaning it constantly, too. If you are considering renovating your kitchen, start by looking down. Ripped up linoleum cannot really be fixed. It must be replaced. In these cases, you can consider tile or wood floors. If your wood floors are loose or became uneven because they’ve absorbed too much moisture, you might want to replace it with tile or another water-resistant floor. Carpet that has been continually stained could be replaced with new carpeting or tile. In these cases, you’ll want any other structural changes completed before you lay down new tile. However, you don’t want to make the mistake of focusing on cabinets and shelving and ignoring your flooring.
Modern Kitchen Design
Don’t assume that a kitchen remodel requires you to literally rip everything out. If you want to update the kitchen, consider starting with new cabinet hardware and replacing the sink plumbing fixtures. If that’s not enough, then you could consider replacing cabinet doors or putting in a new counter top. These changes will dramatically improve the look of the kitchen for a fraction of the cost of a total remodel. If you aren’t happy with the end result, the small changes are easier to undo with relatively little time and money.
For example, you could dramatically alter the appearance of the kitchen by putting decorative tiles in the backsplash behind the stove top or sink. This is a fraction of the cost of new tile. If you don’t like the end result, you are now free to rip it all out and put in something else. You could also change the panels on your appliances to make them all the same color rather than replacing the appliances themselves. In short, kitchen remodeling services don’t have to be a massive undertaking.
Design With Function
Don’t go for Corian or marble counters because that’s what you’ve seen on house remodeling shows. That may clash with your country classic kitchen. Think about the features you really want such as durability or being easy to clean. Don’t waste time and money by putting in a butcher block table when what you really need is more storage space. Then work with a kitchen remodeler to come up with a kitchen upgrade that gives you this. Then you don’t have to figure out where to put those baker’s racks you bought for storage before expanding the pantry.
Consider All the Options When Going For An Affordable Redesign
Modern technology means that there are far more options for renovating your kitchen than just a few years ago. For example, you can have concrete floors installed that resemble much more expensive stone. Concrete countertops that resemble marble are an option, too, though they need to be sealed and may require special care. You might replace wood floors with bamboo floors. Ask about the new materials and fixtures available to you before you decide what to put in.
Furthermore, you could use the kitchen remodeling to do more with your home than you initially thought. You could save time and money by re-purposing part of the kitchen while you’re having the remodeling done. For example, you may have the kitchen opened up so that it feels like it is connected to the living room or dining room. This could be as simple as putting in a Dutch door to the kitchen or creating a serving window that lets someone in the kitchen receives sunlight through your picture window. You might rip out the breakfast bar to create a larger, joint space with the dining room. Or you might install a dining nook or breakfast bar while turning the dining area into a multi-purpose area. Now your kids don’t have to clear away their homework when dinner starts. Approach the kitchen remodel holistically so that you will get the most for your money.
